The projected Mill & Main restaurant in Kerhonkson returned to the Wawarsing Planning Board for a public hearing for its site plan and lot line revision. The restaurant will be on the ground floor and the proposed patio will be at the rear of the building, at 317 Main Street. It will be a restaurant and a coffee bar, with a retail area included.

Nadine Carney of Peak Engineering, in Stone Ridge, represented the applicants Claudia Sidoti and Paul Weathered once more. Town planner Jonathan Lockman said that the applicant will have to comply with state flood plain requirements, since the property is mostly within the 100-year flood plain. This will mean things like having extra tie-downs on propane tanks to ensure they can’t float away in the event of a major flood.

Part of the application involved the conveyance of 0.114 acres of land from the neighbor to the south, Sterling Green Corporation, to raise the total area of the restaurant property to .115 acres. This will allow for the creation of a refuse enclosure for the restaurant.

Carney said the building was still to be “mixed use,” with two apartments on the second floor, one 580 square feet, the other 840 square feet.

The changes at the back of the building include removal of an existing shed and stoop; six feet high stockade fencing will screen the patio area from neighboring properties.

The public hearing brought no comments from the public and was closed. This was declared a Type 2 action under SEQR. All parking will be off site on the street.

Other Business

The planning board approved three quick lot line adjustments and consolidations. The first approval was at South Hill and Brown Roads, where Shirley Dewire, represented by Patricia Brooks of Brooks Surveying, conveyed 0.79 acres from one non-conforming lot to another non-conforming lot. There were no comments at the public hearing, and the board voted to approve it.

The second involved subdividing a lot at 418 Tempaloni Road, to create one lot on one side of the road, at 199 acres, and another lot of 6.2 acres on the other side of the road. Again, there were no comments from the public. The board approved the changes.

On a different scale, within the hamlet of Napanoch, a reconfiguration of four small lots into three lots was approved at 11 Eugene Street and High Street. The total area of all the lots is just 0.628 acres. The board approved those changes as well.

The timber harvest on 32 acres of land at the end of Hang Glider Road was also approved — 611 trees will be removed, 19 per acre. All have been marked by foresters. There were no public comments, so the board issued a negative declaration under SEQR and approved the application.
