Lucky Petroleum strikes! After a drawn-out succession of application revisions, dating back to December 2021, the petroleum company’s bid to build a new Valero gas station with a Dunkin’ Donuts drive-through and renovated 5,500-square-foot structure finally secured approval. The site is currently situated at the old PX/Citgo on Route 209 in Kerhonkson. The current site is set to be demolished, cleaned up and replaced with the new Valero/Dunkin’. New pedestrian cross-hatched walkways will be painted, along with directional arrows for the exit and entrance of the new business, and a curb repainted sage green.

A canopy will cover three gas pumps, a 52-foot free-standing pole and sign will be erected, the revamped parking area will include two electric vehicle charging stations, and a total of 42 parking spots will be available for shoppers, gasser uppers and coffee drinkers. The Dunkin’ drive-through will accommodate a line of nine cars.

Honeycomb Hills

Next on the agenda was the continued application of Honeycomb Hills, CRAM LLC, to subdivide an approximate 24-acre parcel into four lots, three of which are approximately 5.5 acres, and a fourth consisting of an approximate 7.25 acres.

Though Lucky Petroleum, after a series of continuances, secured a draft and finalized decision on Monday, Honeycomb Hills was not as lucky. Honeycomb was dismissed with the advice to return upon completion of a plan that includes design notes determining who would be responsible for maintenance of waterways, culverts, wetlands, swale (watery areas between higher structures, or ridges), and drainage maintenance. The design notes and drainage profile must be returned with the mandatory conditions met, at which point no further map notes or amendments would be required for approval.

McCarthy Subdivision

The continued application from Thomas McCarthy for a major subdivision of an approximate 17-acre parcel to make four separate lots off Queens Highway (better known as Route 44/55) and Route 209 was deemed by SHPO (State Historic Preservation Office) to have little or no impact on the historical or archeological character of the lots, though the water drainage, drainage easements, and drainage plan are conditional and required further examination.

The town engineer suggested an assessment of a water drainage easement to review concerns regarding stormwater runoffs, and the potential effect on nearby wetlands. If water drainage issues are found, no allowances would be made for commercial use.

The application was deemed “not ready,” by the board, and a public hearing was set for July 11.
