In anticipation of the nor'easter set to hit the area, Mamakating Planning Board Chairperson Lorrence Green arranged for a Zoom meeting instead of in-person at Town Hall. After consulting with Town Planning Board attorney John Cappello the prior week, Green advised the board that no voting would take place since the state emergency online meeting law from the pandemic expired. Still, the meeting proved beneficial for the applicants. Attendees were grateful as well, since parts of Mamakating got over a foot of snow.

Engineer Ross Winglovitz was grateful for the arrangement, noting right away that the project he was representing, Back River Hope Campground "could not lose a month." Winglovitz went through the comments of current planner, Matt Stach, with the assistance of slides of the site plan from James Martinez. The upscale RV campground at tax map section 14 is located at the long defunct RV park that fell into disrepair. Last year the group cleared the full 45 acres and is hoping to book guests as soon as possible.

Winglovitz updated the board on more progress. The applicant has reduced the number of waivers they are seeking, waste removal procedures will be scheduled as needed, and there will no longer be an amphitheater. Next up, the group will meet with DEC biologist Mike Fratz to seek a permit. Winglovitz did note that if the buffer zone can be reduced, he will do so.

The planning board seemed most interested in the sketch of the glamping (luxury camping) geo dome design. Each dome contains a bath and shower and is a permanent structure. And although technically a tent, site owner Ledwin Oviedo, when asked about winter use, said the geo domes are used in the Swiss Alps, so yes.

The Zoom meeting was also favorable for the next two applicants. After surmising from engineer Ryan Smithem that the applicants and their projects were related, the planning board heard both comments as one. Since the applications are for small distance relocation of dwellings on the property at tax map section 29 on 15 acres on Wurtsboro Mountain Road across from Masten Lake, once all documentation is in, the projects will likely be approved.
