At the March 12 Crawford Planning Board meeting, several public hearings were open for comment.

The American Legion presented plans to build a 796-square-foot addition to its meeting room and to install a new wood-framed roof. With no public comments, the hearing was closed and the project approved. Daniel Dambrozio, who presented the project, said the expansion is a much-needed addition intended to accommodate more veterans at events.

Residential property owner Rick Francis submitted a site plan to allow tow truck parking in a designated area. He clarified that no towed vehicles would be brought back to the property. With no public input, the hearing was closed and the plan approved.

The Pine Bush Area Public Library proposed a 1,520-square-foot addition to the front of the community center, which would require removing the existing porch. Two residents voiced support for the plan. The board voted to keep the hearing open until April 9, allowing time for the applicant to receive a decision from the Zoning Board of Appeals.

Connor MacCormack of Colliers Engineering presented two separate projects.

First, a two-lot subdivision and a special use permit for two warehouses – one 126,000 square feet and the other 112,000 square feet – on Route 17K near Fernich Court. The plan by Avion Enterprises includes a shared driveway connecting to Route 17K, allowing each warehouse to operate independently. The project is expected to employ 57 workers per shift, with two shifts per day. MacCormack said visual impacts have been addressed, noting that two neighbors live within 400 feet of the proposed site.

The applicant is seeking a waiver for a tree-clearing survey, which the board supports. Board member Linda Zwart questioned inconsistencies in the building renderings, pointing out one image showed beige surfaces while another showed gray. She requested clearer drawings that reflect the finalized design.

To meet fire code requirements, MacCormack said both buildings will include sprinkler systems and will have separate utilities on each lot. Thomas Hoeffner asked if the driveway could be widened by 30 feet, MacCormack responded that they would need to check with the DOT for approval. The board unanimously passed a motion confirming itself as the lead agency for the project.

In January, Rooney Management proposed a four-lot subdivision and site plan for a landscaping business on a 72-acre property on Route 17K near Seaman Road. The site currently contains a single-family residence. However, MacCormack has yet to respond to comments from Scott Quinn, and the presentation was postponed until the next meeting.
